In Thailand, foreigners can own only condos. Foreigners cannot own land, generally. (There isn't much use in owning a house if you don't own the land underneath it. Actually, foreigners can own a condominium only as long as less than half the living square meterage of the building is foreign owned after the sale, the so-called "foreigner quota". In the vast majority of condos in Thailand, this is no problem, but there are some high demand condos in Bangkok and some tourist hot spots which have already filled up their quota, so a foreigner can only buy from another foreigner in those particular buildings.)

I've found that a lot of foreigners aren't sure where they want to live, so it's best to be an agency which can cover many places and advise them. (Indeed, many foreigners are willing to pay an hourly or daily or other rate just for advice and guidance, which is small money compared to what they're about to invest, plus it's a matter of quality of life for their chosen place, so a consultation fee is well worth it! However, you get ahead on the commissions of sales.)
