In Thailand, foreigners can own only condos. Foreigners cannot own land, generally. (There isn't much use in owning a house if you don't own the land underneath it. Actually, foreigners can own a condominium only as long as less than half the living square meterage of the building is foreign owned after the sale, the so-called "foreigner quota". In the vast majority of condos in Thailand, this is no problem, but there are some high demand condos in Bangkok and some tourist hot spots which have already filled up their quota, so a foreigner can only buy from another foreigner in those particular buildings.)

I have run successful real estate agencies before, and I can say that sales can be a lot better than rentals, for these reasons:

• Higher commissions for sales than rentals

• Once the deal is done, there isn't much support, unlike with rentals where maintenance matters and other things can bug you over years of renting

• A place like Thailand always has a lot of incoming buyers, such as retirees, but the rental market goes up and down depending upon the economy or politics.

I have always been amazed at how many people there are in this world who have a lot of money. Thailand is a favorite tourist as well as retirement destination.

A foreigner can stay for an unlimited amount of time on a retirement visa by being over age 50 and keeping 800,000 Thai baht (currently around US $ 28,000) in a bank account in Thailand.

If you want to get into the real estate business in Thailand, then my recommendation is to focus on sales, not rentals. Since foreigners can only own condos, generally, then that means focusing on sales.

"Thailand" condos covers the entire country -- Bangkok, Pattaya, Phuket, Koh Samui, Chiang Mai, and elsewhere. I've found that a lot of foreigners aren't sure where they want to live, so it's best to be an agency which can cover many places and advise them. (Indeed, many foreigners are willing to pay an hourly or daily or other rate just for advice and guidance, which is small money compared to what they're about to invest, plus it's a matter of quality of life for their chosen place, so a consultation fee is well worth it! However, you get ahead on the commissions of sales.)
